Insurance in the Houston metro

What we watch for in the Houston metro.

Houston is one of the toughest home insurance markets in the country, and it changes every year. Carriers come and go, roof rules tighten, and the price of the same house can vary by thousands of dollars depending on who you ask. That is exactly why an independent agency earns its keep here: we compare your situation across the carriers we represent instead of trying to make one company's appetite fit your house.

Flood is a separate policy, everywhere in Houston

Homeowners policies exclude flood, and Harvey proved that a flood zone on a map is not the same as a home that cannot flood. We quote flood through the NFIP and private flood carriers, explain the 30-day waiting period, and help you decide whether a preferred-risk policy makes sense even outside a high-risk zone.

Wind and hail deductibles that are a percentage, not a number

Most Houston-area policies carry a separate wind/hail or named-storm deductible of 1 to 2 percent of your dwelling limit. On a $400,000 home that is $4,000 to $8,000 out of pocket before coverage starts. We will show you what each carrier's deductible really costs so there are no surprises after a storm.

Roof age decides a lot

Carriers in Harris, Fort Bend and Montgomery counties are strict about roof age and whether the roof is settled at replacement cost or actual cash value. If your roof is over 10 years old, we know which carriers will still write it and what documentation helps.

Freeway miles and uninsured drivers

Between I-10, 290, the Beltway and the Grand Parkway, Houston households drive a lot, and a meaningful share of Texas drivers carry no insurance at all. We make sure uninsured/underinsured motorist and PIP are quoted properly, and we bundle home and auto where it actually saves money.

Questions from Houston metro clients

Straight answers.

My home is in a flood zone. Can you still insure it?

Yes. The homeowners policy is written on the house, and flood is placed separately through the NFIP or a private flood carrier. Being in an AE or VE zone affects the flood premium, not whether we can write your home coverage.

Do you write homes with older roofs?

Usually. Several of our carriers write roofs in the 10 to 20 year range, sometimes with an actual-cash-value roof settlement. We will tell you exactly how each option handles a roof claim before you choose.

Can we meet in person?

Absolutely. Our office is at 14415 Huffmeister Rd, Suite 100 in Cypress, off 290 near Telge. Most clients handle everything by phone, email and e-signature, but you are always welcome to stop by.

Do you handle commercial insurance for Houston businesses?

Yes. We write general liability, commercial property, business auto and workers' compensation for small and mid-size businesses across the metro. Call the office and we will quote it directly.

Find out what you should be paying.

Two minutes to start. We compare, we call, you decide. No cost and no obligation, ever.
