Independent insurance agency · Gulf Coast

Coastal Texas insurance, put together the right way.

On the Gulf Coast a home is usually three policies: the homeowners policy, windstorm through TWIA or a private carrier, and flood. Getting the pieces to fit, and buying them before a storm is in the Gulf, is the whole job. We do it every week from Galveston to Port Isabel.

Insurance in the Texas Gulf Coast

What we watch for in the Texas Gulf Coast.

The 14 Texas coastal counties, plus the part of Harris County east of Highway 146, are the seacoast territory where most standard carriers exclude wind and hail. That is why the Texas Windstorm Insurance Association exists. Layering TWIA, flood and a homeowners policy correctly, with deductibles that line up and no gaps, is what separates a coastal policy that works from one that leaves you exposed after a hurricane.

Windstorm: TWIA or a private carrier

In Aransas, Brazoria, Calhoun, Cameron, Chambers, Galveston, Jefferson, Kenedy, Kleberg, Matagorda, Nueces, Refugio, San Patricio and Willacy counties, wind and hail are usually written separately. We quote TWIA and, where available, private windstorm carriers, and we make sure your homeowners policy's wind exclusion and your windstorm policy match.

WPI-8 certificates and construction rules

TWIA requires windstorm certificates (WPI-8) for structures built or altered after 1988. If you have added a roof, windows, a deck or a pool enclosure, we check the paperwork before you need it, because a missing certificate can mean no coverage on that improvement.

Flood, including storm surge

Surge from a hurricane is flood, not wind, and only a flood policy pays for it. We quote NFIP and private flood for V and A zones, second homes and rentals on the water, and we explain the 30-day NFIP waiting period so you are not caught short in August.

Buy before the storm

Once a named storm is in the Gulf, carriers and TWIA stop binding new coverage until it passes. The right time to fix your coastal coverage is any week there is nothing on the map. Boats, RVs and golf carts get the same advice.

Questions from Gulf Coast clients

Straight answers.

Do I have to buy windstorm through TWIA?

Not always. Some private carriers still write wind in parts of the coast, and a few homeowners carriers include wind. We quote every route we have and show you the total cost of each combination.

What is the difference between a hurricane deductible and a flood deductible?

They are on different policies. Your windstorm policy has a percentage deductible for named storms. Your flood policy has its own deductible. If a hurricane brings both wind damage and surge, you can owe both. We size them so the total is something you could actually pay.

Can you insure my beach house or rental on the island?

Yes. Second homes and rentals in Galveston, Port Aransas, Crystal Beach and South Padre need a dwelling policy, windstorm and flood, and rentals need liability that covers guests. We put the package together.

Is coverage available during hurricane season?

Yes, as long as there is no named storm in the Gulf at the moment you apply. Binding restrictions lift a day or two after a storm passes. We watch the tropics and bind as soon as carriers reopen.
